New hotel planned for North Vallejo

VALLEJO – A new 96-room La Quinta hotel could be coming to North Vallejo in the near future.

Vallejo’s Design Review Board will be asked on Thursday to approve the design of the hotel, which would be a four-story, 49,741-square-foot building situated on 10.86 acres of land in between Sonoma Boulevard and Broadway Street.

The undeveloped parcel is located in between the shuttered DaVita Dialysis and VTown Farms Vallejo Dispensary.

If built, the project would include a fitness room, outdoor pool, dining room, a bar, and community areas.

“The hotel would feature an entry vestibule with a glass entryway that leads to the main lobby,” according to a staff report. “In addition to the onsite guest amenities, the project includes short and long-term bicycle storage, solid waste and recycling storage, 89 off-street surface parking spaces (including 22 compact spaces) and approximately 27,457 square feet of landscaping with integrated bio-retention basins.

The applicant is Shaan Ibrahim, CEO of 3S Hospitality, which has built several hotels in Texas and is looking to build hotels in Vacaville, and Woodland, as well.

Ibrahim is also seeking approval to subdivide the 10.86 acre space into three parcels (Parcel 1 with 1.91-acres, Parcel 2 with 2.06 acres, and Parcel 3 with 6.89 acres). He will request a minor use permit to allow retail sale of alcoholic beverages for on-site consumption in conjunction with the proposed bar.

The hotel would be built on the proposed Parcel 2, staff said. The parcel map and minor use permit are not under the purview of the Design Review Board. It is expected that once clearing the Design Review Board the project will go before the Vallejo Planning Commission for full approval.

The proposed hotel is just the latest in redevelopment efforts for the area. In late 2023, the city’s Planning Commission approved a plan to build 429 homes at 5180 Sonoma Bouelvard, located on the other side of the VTown Farms Vallejo Dispensary.

The Vallejo Design Review Board is scheduled to meet at 7 p.m., Thursday, March 13 inside the Vallejo City Hall Council Chambers, 555 Santa Clara Street.
